PLACEMAKING / RETAIL MASTER PLANNING
During pre-development phase, with the Project Architect, is the right time to work the Project Leasing Plan for merchandise mix, space and storefront sizes, the rent and tenant allowance schedule, and for access (means of egress, two levels).

LEASING
Leasing the project, as the director or as part of the Landlord's Team was the role on all Rouse Company Projects, and as Director for the GO Team on all Mills projects in the last six months prior to opening.
MERCHANT DEVELOPMENT/THE TOOLKIT
Developing Entrepreneurs into Merchants starts with a Leasing Breakfast, a Leasing Plan, a rent schedule, and a list of merchandise or food categories needed. Retail Details is a format developed to qualify "wanna be" Merchants into real prospects, and then store owners.
Survival Kits are roadmaps for the practical side of permitting, phone and internet service, merchandise deliveries, and getting a business license. This tool was part of the deal closing kit, which helped get leases signed.
Store and Graphic Design services are provided to to the Merchants within a defined budget.
STORE DESIGN, IDENTITY AND BRANDING
Design direction includes naming a concept, creating the logo, developing the floor plan and fixturing budget has brought many concepts into being as real stores, cafes or food bars.
